Outdoor Kitchens in Bradenton and Anna Maria Island: Choosing Materials That Stand Up to Salt Air

An outdoor kitchen is one of the best ways to enjoy Florida living, until the grill starts to rust, the cabinets swell and the countertop fades after two summers. On the Manatee County coast, salt air, strong sun, heavy rain and the occasional storm are hard on anything left outside.

The difference between an outdoor kitchen that lasts and one that doesn't usually comes down to material choices made before construction starts. Here is what we recommend for homes in Bradenton, Palmetto, Holmes Beach, Anna Maria and Bradenton Beach.

Start with where it goes

Location affects every material decision:

  • Under a covered lanai or pergola: less sun and rain, longer life for every surface. If the grill is under a solid roof, plan for proper ventilation.

  • Open patio or pool deck: more exposure, so tougher materials matter even more.

  • Near the water: salt spray reaches farther than most people expect. On the islands, assume everything outside is in a salt-air zone.

Think about the walk from the indoor kitchen, where the sun sits in the late afternoon, and how the space connects to seating and the pool.

Stainless steel: not all of it is equal

Most grills, doors and drawers are stainless steel, but grades differ. Near the coast, ask for 316 marine-grade stainless wherever you can. It holds up to salt far better than the more common 304 grade, which can show surface rust within a season by the water. Inland homes in Bradenton and Parrish have more options, but marine grade is still worth considering for the pieces you touch most.

The frame: masonry beats wood

The island itself should be built on a frame that won't rot or rust. Concrete block or a steel frame finished with stucco, stone or porcelain is the most durable choice in our climate. Wood frames don't belong in Florida weather.

Countertops that handle Florida sun

  • Granite: our most common choice. Dense, heat-resistant and stable in UV light. Lighter colors stay cooler to the touch.

  • Quartzite: a natural stone that handles sun and heat well.

  • Porcelain slabs: UV-stable, stain-resistant and light.

  • Engineered quartz: beautiful indoors, but many products are not rated for outdoor sun and can fade or discolor. We usually steer clients away from it outside.

Seal natural stone on schedule, especially near the water.

Cabinets and storage

Outdoor cabinets should be made for outdoors: marine-grade polymer or powder-coated stainless. Indoor-style wood cabinets will warp and mildew. Plan for drainage so water doesn't sit inside.

Utilities and permits

Most outdoor kitchens need gas, electrical and sometimes water and drain lines. That work generally needs permits and inspection. Outdoor outlets should be GFCI-protected, and gas lines must be installed and tested by licensed pros.

On Anna Maria Island, Holmes Beach and Bradenton Beach, local rules on setbacks and flood zones can also affect what you build and where. As a licensed general contractor, A&M's office handles the permits and coordinates the trades.

Plan for storms

  • Anchor built-in islands properly to the slab.

  • Choose a grill with a cover, and store loose items before a storm.

  • Keep electrical components above likely water levels where possible.

  • Fresh-water rinse stainless and stone a few times a year to clear salt.

What does it cost?

It depends on size, appliances and finishes. Our outdoor kitchen cost guide breaks down typical price ranges and what drives them. The best way to get a real number is an on-site visit, where we can see the space and utilities.

Frequently asked questions

Can you build an outdoor kitchen under my screened lanai?
Often, yes. Ventilation for the grill and the roof structure are the key checks.

What's the best countertop for an outdoor kitchen near the beach?
Granite, quartzite or porcelain. Avoid most engineered quartz in full sun.

Do I need a permit for an outdoor kitchen in Manatee County?
Usually, when gas, electrical or plumbing is added. A&M handles the permit for you.

Do you build on Anna Maria Island?
Yes. We serve Anna Maria, Holmes Beach and Bradenton Beach, plus Bradenton, Palmetto and Parrish.
